Flats, bungalows, plots and offices across Kudasan, Sargasan, Randesan, Raysan and the sector grid — screened on title and priced against registered deals.
Prabandh Realtor advises buyers, sellers and investors across Gandhinagar — the new corridors on the Ahmedabad side such as Kudasan, Sargasan, Randesan, Raysan, Koba and Vavol, as well as the planned sector grid of the original capital. We verify title and RERA position before a property reaches your shortlist, benchmark asking rates against registered transactions in the same micro-market, and handle documentation through to registration at the sub-registrar.
Gandhinagar is really two property markets. The original planned city — the numbered sectors with their wide roads and green cover — is largely older, low-rise stock where allotment history and transfer rules need more attention than the interiors. The new Gandhinagar, on the corridor facing Ahmedabad, is where most private supply now sits: apartment schemes and bungalow plots in Kudasan, Sargasan, Randesan and Vavol, university-driven rental demand around Raysan, and institutional pull from Infocity, the secretariat complex and GIFT City.
Those two markets price and move differently, and lumping them together is how buyers overpay. We work both sides: sector properties with the extra title diligence they demand, and corridor properties benchmarked against what has actually registered in the same scheme — not against what a neighbouring seller is asking.

| Corridor | Stock | Demand Driver |
|---|---|---|
| Kudasan | Apartments, high-street retail | Closest to Ahmedabad; established social infrastructure |
| Sargasan | Apartments, bungalows | SG Highway access and schooling |
| Randesan / Raysan | Apartments, plots | GIFT City proximity and the university belt |
| Koba / Vavol | Plots, new schemes | Airport road connectivity; earlier-stage pricing |
| Sector grid (1–30) | Low-rise houses, plots | Capital-city stability; older allotment stock |
| Infocity belt | Apartments, rental stock | IT campuses and student housing |
The Ahmedabad–Gandhinagar corridor has effectively fused into one urban market: the metro extension towards Gandhinagar and GIFT City, the airport within a short drive of Kudasan, and daily two-way commuting mean pricing in Kudasan or Sargasan now responds to the same demand pool as North-West Ahmedabad. GIFT City adds an institutional employment base that did not exist a decade ago.
At the same time, Gandhinagar remains a planned capital with genuinely low density and green cover that Ahmedabad cannot replicate. For end users that liveability is the draw; for investors, the question is which corridor converts these drivers into rent and resale depth rather than just launch-price appreciation. That is the question our shortlists are built to answer.
For end users, Gandhinagar offers planned infrastructure, low density and green cover at prices generally below comparable West Ahmedabad corridors, with Kudasan and Sargasan providing established daily conveniences. For investors, the case rests on the GIFT City employment base, the metro corridor and the university belt around Raysan. As with any market, the specific scheme and its registered comparables matter more than the city-level story.
Kudasan and Sargasan are the most established corridors, with mature social infrastructure and the deepest resale activity. Randesan and Raysan trade on GIFT City proximity and the university belt, and typically suit buyers with a slightly longer horizon. The original sector grid offers low-rise living but has thinner apartment supply and different transfer considerations.
Generally, yes — comparable new apartment stock in Kudasan or Sargasan tends to price below premium West Ahmedabad corridors such as Bodakdev or Sindhubhavan Road. The gap narrows closest to GIFT City, where investor demand has pushed rates up. Whether the discount represents value depends on your commute, holding period and the corridor's rental depth, which we assess against registered transactions.
Yes. We operate across the full Ahmedabad–Gandhinagar corridor from our Bodakdev office. Many client briefs now span both cities — for example comparing a flat in Gota or Vaishnodevi against one in Kudasan — and we benchmark both sides of that comparison on the same registered-transaction evidence.
Sector-grid properties often carry a longer allotment and transfer history than new corridor schemes, so the chain of title, the original allotment terms, any conversion or transfer charges and the current mutation status need explicit verification before an advance is paid. We treat these checks as a precondition, not an afterthought.
