Apartments, bungalows and row houses in an established western suburb, with honest advice on pockets, paperwork and drainage.
Bopal is an established residential suburb on the western edge of Ahmedabad, along the Sardar Patel (S.P.) Ring Road, sharing PIN 380058 with Ghuma, Shela and Ambli. It grew from a village into a municipality with Ghuma in 2015 and has since come within Ahmedabad Municipal Corporation (AMC) limits. Housing is a mix of apartment societies, bungalows and row houses, much of it ten or more years old. It suits families who want more space per rupee than the inner western areas. As a property dealer in Bopal, Prabandh Realtor helps you shortlist societies, verify title and AMC records, negotiate, and handle registration.
Bopal began as a village on the western fringe of Ahmedabad and filled in steadily as the city pushed past the S.P. Ring Road (Sardar Patel Ring Road). In February 2015 it was joined with neighbouring Ghuma to form the Bopal–Ghuma municipality, and in June 2020 the state government decided to bring the area within AMC limits. That administrative history matters to buyers, because older approvals, tax records and drainage connections may have been issued by bodies that no longer exist in the same form.
Today Bopal is a settled residential suburb rather than a frontier. You will find older bungalow societies close to the original village core and Bopal Main Road, apartment societies of different vintages, and row-house schemes that were popular with families moving out of the city in the 2000s and 2010s. Local reference points include the Umiya Mata temple and Bopal lake. Daily life works well for families with children in nearby schools, but residents have repeatedly raised civic issues: in July 2026 the Bopal–Ghuma–Shela belt was among the worst-hit areas for waterlogging, and new water and drainage works have been promised.

Bopal is one of the few western suburbs where all three family-housing formats are available side by side, so the right choice depends on how you weigh maintenance, privacy and budget.
We do not publish a single Bopal rate because it would mislead you. Two flats a few hundred metres apart can differ sharply depending on building age, carpet-to-super-built-up loading, parking, lift condition and whether the society faced waterlogging in recent monsoons. Bungalow and row-house values follow plot area and road frontage more than built-up area.
Before you make an offer, we benchmark the asking price against recent registered sale deeds in the same society or street and check the jantri (government ready-reckoner) value, which sets the floor for stamp duty and registration charges in Gujarat.
Bopal is a road-first suburb. The S.P. Ring Road gives quick access north towards Gandhinagar-side routes and south towards the Sarkhej side, while internal roads connect to Shela, Ambli and Ghuma. There is no metro station in Bopal today.
Bopal has a long list of English- and Gujarati-medium schools, which is one of the main reasons families choose it. A few verified names are below; always visit and confirm admissions yourself.
Bopal works well for many families, but it is not right for everyone. Here is our balanced view.
Three dated items are worth tracking. First, Ahmedabad Metro Phase III, approved by the Public Investment Board in August 2026, includes a corridor along the S.P. Ring Road covering Bopal. Second, after the July 2026 flooding, Union Home Minister Amit Shah said a time-bound drainage plan was being prepared and that a new pipeline from Jaspur would bring treated Narmada water to Bopal, Ghuma and Shela. Third, AMC has been running city-wide pre-monsoon stormwater projects. None of these is a guarantee of price growth; we treat them as reasons to watch, not reasons to overpay.
Because Bopal moved from gram panchayat to municipality to AMC within a few years, paperwork can be split across eras. We go through it line by line.
Bopal is now within Ahmedabad Municipal Corporation limits. It was part of the Bopal–Ghuma municipality formed in 2015, and the state government decided in June 2020 to bring the area into AMC. For an older property, approvals and tax records may date from the earlier bodies, so we check each one.
Some parts do. In July 2026 the Bopal–Ghuma–Shela belt was among the worst-affected areas of Ahmedabad for waterlogging, and reports pointed to an inadequate stormwater network. Conditions differ street by street, so we ask residents and check the society's history before you commit.
Not yet. The closest working terminus is Thaltej Gam on the Blue Line. Ahmedabad Metro Phase III, approved by the Public Investment Board in August 2026, includes a corridor along the S.P. Ring Road covering Bopal, but there is no confirmed opening date.
It depends on your priorities. Row houses give you land and privacy but need more maintenance and careful checks on common walls and extra construction. Flats are easier to rent and maintain but depend on the society's finances. We compare both on registered-deed data for the specific pockets you like.
Bopal uses 380058. The same PIN covers Ghuma, Shela and Ambli post offices, so always confirm the exact locality and survey number in the documents rather than relying on the PIN alone.
Portals show listings; they do not tell you which society flooded last monsoon, whose building permission predates AMC, or how a price compares with recent registered deals. We provide that context, verify the title and manage the paperwork through registration.
Tell us your budget and preferred format, and we will shortlist Bopal societies with their paperwork and monsoon record checked.
