Buying or leasing on the Sarkhej–Gandhinagar Highway? We compare buildings, frontage and paperwork before you sign.
SG Highway, the Sarkhej–Gandhinagar Highway, is the main north–south road through western Ahmedabad and part of National Highway 147. Its frontage is lined with office towers, showrooms, hotels and high-rise apartments, and the localities behind it include Makarba, Prahlad Nagar, Bodakdev, Thaltej and Gota. If you are looking for office space on SG Highway, the real choices are which stretch, which building and whether to buy or lease. Prabandh Realtor, based just off the highway in Bodakdev, shortlists offices and showrooms, checks titles and occupancy papers, and negotiates leases and sales for occupiers and investors.
The Sarkhej–Gandhinagar Highway, written as S.G. Highway or simply SG Road, runs about 44 km from Sarkhej on Ahmedabad’s south-west edge to Gandhinagar. It is part of National Highway 147. Inside the city it stopped being a pure highway long ago: commercial towers, car showrooms, restaurants and hotels now front it, and residential neighbourhoods sit one or two roads back on both sides.
Business directories and developer material routinely describe the corridor as the city’s main office address, with IT firms, banks, co-working operators and corporate offices clustered along it. The road itself has been rebuilt in stages: a state plan announced in 2021 covered six-laning with service roads, and by then seven of thirteen planned flyovers were open before the Gota–Science City elevated stretch was added. For a buyer, that history matters, because frontage, service-road access and flyover ramps vary sharply from one building to the next.

Most enquiries we get for the corridor are commercial. Office stock ranges from small furnished suites in mixed-use buildings to full floors in newer towers with central air-conditioning and basement parking. Ground and first floors facing the highway are usually showrooms, banks, restaurants and car dealerships.
Treat SG Highway as several markets, not one. The southern city stretch runs past Makarba and Prahlad Nagar, where offices sit close to established residential pockets. The middle stretch through Bodakdev and Thaltej, around Iskcon Cross Road, is where many of the better-known office and hotel addresses are. North of that, towards Sola, Gota and Vaishnodevi Circle, development is newer and the Gota–Science City elevated corridor carries through-traffic above the local road.
We cover each neighbourhood on its own page, so this page stays on the frontage itself. When you shortlist, compare buildings within a stretch rather than across the whole road: parking, flyover ramps blocking visibility, U-turn distance and service-road access decide day-to-day usability more than the address does.
We do not publish a single rate for the corridor, because asking prices on portals mix old and new buildings, carpet and super built-up areas, and furnished and bare units. What actually moves the number is the building’s age and maintenance, floor height and efficiency (carpet-to-super built-up ratio), parking allotted per unit, frontage versus rear wing, and whether the unit is visible from the highway.
Before you make an offer we pull comparable registered transactions in the same building or the next one, so you are negotiating against what people paid, not what they asked. Remember that stamp duty is calculated on the higher of the agreement value and the jantri (government ready-reckoner) value, so check both early.
The highway links the western suburbs directly to Gandhinagar and, via Sarkhej, to the south-west of the city. Metro access is limited to the Blue Line’s western end in Thaltej; most office users still drive or rely on cabs, so parking is a real negotiating point.
A highway address works for some businesses and frustrates others. The honest list:
The state government’s 2021 plan set out six-laning of the full 44 km Sarkhej–Chiloda stretch with service roads on both sides and thirteen flyovers; the Gota–Science City elevated corridor, roughly 4 km long, opened that year as the eighth. We have not found a verified current completion status for the remaining structures, so ask us to check the latest position for the stretch you are considering. We do not forecast prices.
Commercial deals on the corridor fail on paperwork more often than on price. These are the checks we run before you commit:
Lease if your team size may change in the next three to five years or you want to test the location. Buy if you will occupy the space long term and can tie up capital. We compare total cost over your planned holding period, including maintenance, property tax and fit-out, before you decide.
It depends on who your customers are and whether the unit is actually visible. Some frontage units sit behind flyover ramps or service-road trees. We visit at peak and off-peak hours and check approved use before recommending a showroom on any stretch.
The Sarkhej–Gandhinagar Highway is about 44 km long, running from Sarkhej in Ahmedabad to Gandhinagar. It forms part of National Highway 147. Only the southern part passes through the dense commercial belt most buyers mean when they say SG Highway.
The Blue Line’s western end is in Thaltej, at Thaltej and Thaltej Gam stations; Thaltej Gam opened in December 2024. For most of the corridor, office users still depend on cars and cabs, so check parking carefully.
At minimum: clear title chain, BU or occupancy certificate for the unit, approved plan showing office use, society or association no-dues, and parking allotment. For new projects, also check the RERA registration and the promised possession date.
They can be, but safety comes from the tenant and the lease, not the road. Check the lock-in period, escalation clause, tenant’s business stability and how quickly a similar unit has re-let in that building. We review these before quoting any yield.
Tell us your size, budget and preferred stretch, and we will send a shortlist with parking and paperwork already checked.
