A fast-building western growth area. We help you separate a sound project from a risky one before you book.
Shela is a growth area beyond Bopal on Ahmedabad's western fringe, in PIN 380058, where much of the housing is new or under construction. Land is being organised under AUDA town planning (TP) schemes, and developers have launched apartment towers, villa projects and plotted schemes. It suits buyers with a longer horizon who accept that roads, drainage and water supply are still catching up. Prabandh Realtor helps you invest in Shela carefully: verifying Gujarat RERA registration and builder delivery records, checking TP plot status, and benchmarking prices before you book.
Shela sits just west of Bopal and South Bopal, on land that until recently was largely agricultural. Its growth is happening in planned blocks: AUDA town planning schemes for Shela (TP schemes 1 and 3 appear in AUDA tender notices, and RERA records cite Shela TP No. 3) define final plots, road reservations and amenity land. Developers have followed with high-rise apartment launches, gated villa projects and some plotted schemes, which is why so many current Shela listings are under construction.
The pace of building has outrun civic services. In July 2026 the Bopal–Ghuma–Shela belt was one of the worst-hit parts of Ahmedabad during heavy rain, and reports said the stormwater network was inadequate. Water lines were also described as designed for a much smaller population. Fixes are in motion: AUDA tendered road resurfacing in Shela TP schemes in 2026, and a Narmada water pipeline from Jaspur has been announced. Shela can reward patient buyers, but only if the project, the builder and the plot are chosen with care.

Shela is one of the more active launch areas in west Ahmedabad, so the decision is usually between projects rather than between old and new.
Launch prices in Shela vary with builder reputation, stage of construction, tower position and how far the project is from a finished TP road. Early-stage bookings may look cheaper but carry delivery risk; near-complete projects cost more but let you inspect the work. Treat any "pre-launch" discount carefully: compare it with registered resale deals in completed nearby schemes before treating it as a saving.
We compare a builder's quote with registered sales in that and nearby projects, check the jantri value for stamp duty, and model your total cost including GST on under-construction stock, maintenance deposits and any preferential location charges.
Shela reaches the rest of the city through Bopal and the S.P. Ring Road. Internal TP roads are still being built and resurfaced, so travel times vary by pocket.
Shela suits some investors and not others. These are the trade-offs we discuss with every client.
Verified items so far: Metro Phase III approval in August 2026 including a Ring Road corridor through Bopal; AUDA road resurfacing tenders for Shela TP schemes in 2026; a drainage plan promised after the July 2026 floods; and an announced Narmada water pipeline from Jaspur serving Bopal, Ghuma and Shela. These improve the long-term case but do not have firm completion dates. We do not forecast prices as fact.
For under-construction stock, the builder and the paperwork matter more than the brochure.
It can be, for buyers with a long horizon who pick a reliable builder and a well-located plot. Shela has many new projects and planned TP roads, but drainage and water supply are still catching up, as the July 2026 waterlogging showed. We assess each project rather than the area as a whole.
Search the project name or number on the Gujarat RERA portal. Confirm the registered completion date, approved plans and quarterly progress reports, and compare them with what the sales team tells you. We do this check and flag any mismatch before you pay.
Official AUDA tenders refer to Shela TP schemes 1 and 3, and RERA records cite Shela TP No. 3. The exact scheme and final plot number for any property must be confirmed from the documents and the TP map, which we review as part of due diligence.
The main ones are maturing infrastructure, especially stormwater drainage; distance from inner-city job hubs with no metro yet; and the delivery risk that comes with under-construction stock. These can be managed with careful project selection, but they should not be ignored.
It depends on the project structure. Some villa schemes convey an undivided land share with the unit, while others sell the unit within a society on a common plot. Read the sale agreement and title chain carefully. We explain what you are actually buying before you sign.
A plot removes builder delivery risk but adds others: TP reservations, access road status and NA conversion. A flat in a RERA-registered project from a builder with a good record can be lower risk for some buyers. We compare both for your budget and timeline.
Send us the projects you are considering, and we will check their RERA status, builder record and TP plot before you book.
