  • Real Estate on Science City Road, Ahmedabad: New High-Rise Homes with Local Advice

Science City Road in north-west Ahmedabad (PIN 380060) runs west off the S.G. Highway near Sola and is one of the city’s main belts for new high-rise apartments, mostly 3 and 4 BHK homes in towers that are newer than the surrounding Sola and Thaltej stock. It suits buyers who want a recent building with amenities and are willing to wait for possession or for the area’s social infrastructure to mature. Prabandh Realtor helps buyers and investors looking for property in Science City shortlist projects, verify RERA registration and title, compare prices against registered transactions and arrange home loans.

Overview

About Science City

Most people use “Science City” to describe the residential belt on either side of Science City Road, the stretch that leaves the Sarkhej–Gandhinagar Highway (S.G. Highway) near Sola and heads west past Hebatpur towards the Gujarat Science City campus. You will also see it written as one word, “Sciencecity”, on project brochures and portal listings. Addresses here usually carry the 380060 PIN of the Sola post office. Planning students at CEPT have described the Sola–Thaltej area as a former village on the city’s edge that has turned into a market of high-rise residential and commercial buildings, and Science City Road shows that change most clearly.

The road has become known for tall residential towers. Ahmedabad’s list of tall buildings includes several projects on or near it, and one Science City Road complex was reported as the city’s first residential building to cross 100 metres. Alongside the towers you still find open plots, low-rise bungalow schemes and pockets that are only partly built. That mix is the main thing to understand before buying: two projects a few hundred metres apart can differ widely in maturity, approach roads and surrounding activity.

Property Types in Science City

Science City is dominated by new-generation apartment towers. Units are typically larger 3 and 4 BHK layouts with amenity podiums, and a good share of supply is still under construction or recently completed. Resale stock exists but is thinner than in older western suburbs, so many buyers end up choosing between a new launch and a nearly finished tower.

  • High-rise apartments: the main stock; compare tower height, floor-to-floor lift count and parking allotment, not just the brochure amenity list.
  • Bungalow and row-house schemes: fewer in number and usually in gated layouts set back from the main road.
  • Residential plots: still listed on portals in parts of the belt; TP-scheme final plot status matters more than the asking price.
  • Ground-floor retail: shops on Science City Road frontage serve daily needs; demand depends on how built-up the stretch is.

Property Prices and Rents in Science City

We do not quote a single per-sq-ft figure for Science City because prices move with very specific factors: how close the project is to the S.G. Highway end of the road, the builder’s delivery record, tower height and floor, and whether the price is on carpet or super built-up area. A launch price, a near-possession price and a resale price for comparable flats can all differ.

Before you negotiate, we pull recent registered transactions for comparable buildings and set them against current asking prices. Remember that the jantri (government ready reckoner) rate for the plot affects stamp duty and registration costs, so we include those in your total cost estimate.

Connectivity

Science City depends on roads. The S.G. Highway at the eastern end connects towards Thaltej, Bodakdev and Gandhinagar, and the S.P. Ring Road lies to the west. Metro access is the main gap today: the nearest operating stations are Thaltej and Thaltej Gam on the Blue Line, which means an auto or car ride first.

  • S.G. Highway: the main link to offices along the corridor and towards Gandhinagar.
  • S.P. Ring Road (Sardar Patel Ring Road): reachable to the west for Bopal, Shela and the outer belt.
  • Thaltej–Shilaj Road: alternative route towards Thaltej and Shilaj.
  • Janmarg BRTS: stops listed at Sola Bridge and Science City Approach.
  • Metro: Thaltej and Thaltej Gam stations on the East–West (Blue) Line are the closest; no station on Science City Road itself yet.

Pros and Cons of Science City

A fair reading for someone deciding between Science City and a more settled suburb:

  • Pro: newer buildings with modern layouts, lifts and amenities.
  • Pro: direct access to the S.G. Highway office belt.
  • Pro: the Gujarat Science City campus offers a family outing close by.
  • Con: several pockets are still under construction, so dust, traffic from site vehicles and incomplete approach roads are common.
  • Con: no metro station on the road yet.
  • Con: with much supply arriving together, resale and rental competition between similar towers can be stiff.

What We Check Before You Buy in Science City

Because much of the inventory here is under construction, our diligence focuses on the project and the plot rather than on an old society’s history.

  • RERA registration, promised possession date and quarterly progress updates on the Gujarat RERA portal.
  • Approved building plan and height permission against what is being marketed, especially for taller towers.
  • TP-scheme final plot number, road-width reservations and whether the approach road is actually built.
  • Carpet versus super built-up area, and the parking and maintenance deposit terms in the agreement.
  • Builder’s record of delivery and handover of society management in earlier projects.
  • For plots: title chain, NA status and any pending deductions under the TP scheme.

FAQ

FAQs About Property in Science City

Not exactly. Science City Road starts from the S.G. Highway near Sola and many addresses on it use the Sola PIN 380060, so the names overlap. In practice “Science City” usually refers to the newer high-rise belt along the road, while Sola refers to the older settlement and areas nearer the highway.

No, not at present. The nearest operating stations are Thaltej and Thaltej Gam on the Blue Line (East–West corridor), so most residents use a car, auto or the Janmarg BRTS stops near Sola Bridge and Science City Approach to reach them.

It depends on how long you can wait and how much risk you accept. Ready flats remove delivery risk but have fewer choices here; under-construction units offer more options but need careful RERA and builder checks. We compare both on total cost including interest during construction.

It is a science education and leisure campus of about 200 acres run under the Gujarat Council of Science City, with attractions such as the Aquatic Gallery and Robotic Gallery, both inaugurated in July 2021. For residents it is a nearby family outing rather than a factor in daily commuting.

There is tenant demand from people working along the S.G. Highway, but many similar towers are completing around the same time, which increases choice for tenants. We suggest checking how many comparable units are listed for rent in the same building before assuming a yield.

Confirm the TP-scheme final plot, any deduction for roads or public purposes, NA status and a clean title chain. We also check whether the access road shown on the plan has been built and what height rules apply to that plot.
